Town Announces Lottery Program for Four Homes in New Cassel
Deadline for applications is October 31
North Hempstead, NY – Town of North Hempstead Supervisor Judi Bosworth and the Town Board are pleased to announce a home ownership lottery for the North Hempstead Housing Workforce Program. The program will offer for sale three affordable, newly-constructed homes in New Cassel for those eligible family households that meet certain income requirements, as well as one completely renovated single-family home. The newly-constructed homes are located on Urban Avenue and Sheridan Street in New Cassel and offer three bedrooms, 1 ½ bathrooms and a garage.
The cooperative efforts of the Town of North Hempstead, North Hempstead Community Development Agency, Nassau County, the Long Island Housing Partnership Inc. (LIHP) and funding provided by United States Department of Housing and Urban Development and New York State Homes and Community Renewal enabled the homes to be sold at the estimated price of $225,000 - $235,000 (after subsidy).
“The housing lottery will provide an opportunity for people who otherwise might not have had the ability to own a home, to have that dream of homeownership come true,” said Supervisor Bosworth. “I am pleased that we are able to once again work with the CDA, the Long Island Housing Partnership, Inc., Nassau County and the State and that we are able to produce such a valuable program that benefits our entire community.”
Councilwoman Viviana Russell, who represents the Westbury area, said of the program, “I look forward to continuing to work with our partners in government on this endeavor as the addition of new affordable housing is especially important on Long Island and in our community. We are happy to see the new additions to the area and are looking forward to welcoming new homeowners to the Town of North Hempstead.”
To be eligible to purchase a home an applicant must:
- Have a household income that does not exceed the limits shown below:

- Have a minimum down payment of 3% of the purchase price plus closing costs.
- Have sufficient income to make mortgage payment, including property taxes and insurance.
- Have a good credit and employment history to satisfy the mortgage lender’s requirements and be able to secure a mortgage.
- Attend pre purchase mortgage counseling at LIHP.
- Meet the criteria described in the Program Guidelines
There are no requirements as to where you currently live or work. All applications must be postmarked by October 31, 2017 to be included in the lottery. Completed applications must be received at LIHP’s office or post-marked by October 31, 2017 to be included in the lottery. Applications received after October 31, 2017 will be assisted on a first come first served basis after lottery applicants are served. Fair housing laws will be followed.
